The undersigned beneficiary lender and/or the agent(s) agree to pay Churchill Associates, Inc. (hereinafter CAI), a trustee’s fee as allocated by California law. The Beneficiary and/or their Agent(s) agree to indemnify and hold harmless Churchill Associates, Inc. from any and all liability, including attorney’s fees and costs incurred as a result of the authorization given to proceed with the subject matter of the Declaration, unless the liability causes due to the negligence of Churchill Associates, Inc..

I represent that I am the Beneficiary of Agent of the Beneficiary under the subject Promissory Note and Deed of Trust and that I have the authority to commit to the payment of all charges, costs and expenses associated with initiating and/or completion of the foreclosure process that is the subject of the Declaration.
